Areas on the TOP in Dubai


With extreme rental and sales prices reached in 2014, many people opted to move a little further out or to less populated communities in order to save a buck on rental and purchase costs. As recent studies show that Dubai’s property prices are set to fall up to 10% in 2015, we take a look at the places and communities on the rise. Bur Dubai As the prices in surrounding areas like Jumeirah and Downtown Dubai continue to rise, a boost in new rentals in Bur Dubai has been seen. Providing a much more economic option, only 10 minutes from Downtown Dubai, Bur Dubai may be a good second option for those looking for more space for their money. Business Bay Although many may consider Business Bay a settled area, there are still numerous buildings cropping up. With much cheaper rates than the sought after Downtown Dubai, Business Bay offers more spacious living spaces, without the out-of-reach price tag. However, as many of the road systems are still under construction, this is definitely not an area for those looking for a finished-looking part of the city! Al Furjan Located on the outskirts of Uptown Dubai, behind the large Ibn Battuta Mall, Al Furjan is fast becoming one of the places to live with your family. With spacious villas and many parks scattered around, these villas sell like hot cakes, so make sure you make your decision quickly if you are looking to rent or buy one! The only downside is the lack of a swimming pool, however residents can use the facilities of the next-door apartment blocks for a small annual membership fee. Jumeirah Lake Towers With the newly converted parks in JLT, there is now a perfect mix between lakes and outside green space. Every month new and trendy cafes and restaurants are opening in the area, bringing in even more residents who lap up the cheaper rates and newly designed buildings. Jumeirah Village Triangle Although a relatively long-standing community in Dubai, young families are now moving a little further out to get more for their money. Just down the road from the prestigious Springs and Meadows, Jumeirah Village Triangle offers much cheaper rates and larger living and outdoor spaces, however not having communal swimming pools is a downside. Motor City Apartments in Motor City are a lot cheaper than apartments nearer the city. With many cafes, restaurants and a supermarket along their road, the Motor City apartments are close to local amenities and only a 10-minute drive from Sheikh Zayed Road. Dubai Sports City Although this is a community yet to be finished, the apartments and buildings do offer spacious accommodation and ample communal facilities. Located a little further out of the city does have its benefits, making this a quiet, relaxed area to live, however the unfinished roads and buildings do give it a slight building-site feel!
